A study of factors affecting real estate prices in Cau Giay ward, Ha Noi city, in the context of administrative consolidation under the two – tier local government model

This paper examines the factors affecting real estate prices in Cau Giay ward, Hanoi, in the context of administrative consolidation and the two-tier local government model. The study combines secondary data from planning documents, socio-economic reports and prior studies with primary data collected from 150 valid survey responses during March-April 2026. The data were analyzed using Cronbach’s Alpha, exploratory factor analysis (EFA), Pearson correlation and multiple linear regression. The findings indicate that all six factor groups have positive and statistically significant effects on real estate prices. The adjusted R-squared of the model is 0.605. Based on standardized Beta coefficients, infrastructure has the strongest effect (0.473; 24.05%), followed by location (0.399; 20.28%), social factors (0.350; 17.79%), property-specific characteristics (0.298; 15.15%), economic factors (0.232; 11.79%) and policy factors (0.215; 10.93%). The results suggest that local authorities should prioritize infrastructure upgrading, transparency in planning and transaction information, digital land databases and sustainable market regulation.
